A Lobby You Drive Into
The arrival is a porte cochere with a full glass observatory over the car lifts, so the machinery that carries your car to your floor is part of the entrance rather than hidden behind it. Inside, the lobby runs three stories with the ocean straight ahead.
The Macallan lobby bar sits in that volume. Beside it is Chef Todd English's restaurant, which the developer's schedule describes as residents only, serving breakfast, lunch and dinner behind 33 foot floor to ceiling windows, with a strong emphasis on dining sent up to the residence. A coffee and breakfast lounge sits a level above on the mezzanine, along with a lounge and whiskey bar whose form the developer takes from the matrix grille of a Bentley, and a private dining room for sixteen.
A residents only restaurant is a different asset from a hotel restaurant, and on a building this size it is the harder one to run. Fewer covers, no walk in trade, and the cost sits in your association budget. Worth asking at contract how the food and beverage operation is funded and what the developer has committed to in writing. I will put the question to them.

Read that second list as the real cost of living here, because none of it is in the maintenance. The buildings that disappoint owners are the ones where the brochure implies butler service and the budget funds a front desk. Bentley publishes the split up front, which is the better sign, and I would still want the first year operating budget in hand before contract.
