A 2.4 Acre Site on 200 Feet of Sand
Sunny Isles Beach is a barrier island city about two blocks deep. The ocean is on the east, the Intracoastal Waterway on the west, and the towers sit in a single row between them. Bentley Residences takes 200 feet of that beachfront across a 2.4 acre site, with gardens around the base of the tower.
That geometry is why the building reads differently from a Brickell tower. There is no block to walk around and no avenue to cross. The beach is in front, the waterway is behind, and the city's business is at either end of the island rather than at the foot of the building.

What Each Corner Looks At
Four residences to a floor, one to each corner. The view is the product here, and it is fixed the day you pick a line.
Arnage, northeast
Straight out over the Atlantic and north up the coastline toward Hallandale and Hollywood. Morning sun, and the long view along the beach rather than across it.
Azure, southeast
Atlantic to the east and the coastline south toward Bal Harbour and Miami Beach. Sun across the whole day, which is what the current list prices it for.
Bentayga, southwest
Over the Intracoastal with partial ocean, and the sunset. A second terrace off the primary bedroom takes that side directly.
Bacalar, northwest
Over the Intracoastal to the north, toward the Aventura skyline and the inland waterway. The quietest of the four exposures.
The beach
Public sand in front of the building, with the building's own 10 cabanas, attendants, chaise lounges, umbrellas and food and beverage service on it.
The waterway
The Intracoastal behind the island is the main north south boating channel through South Florida. The building has no marina; dockage is arranged off site.
On the ocean side you are buying a view that cannot be built out, because the only thing east of you is water. On the Intracoastal side you are buying a view that can be, and on this island it has been, repeatedly. That is the real difference between a $5,800,000 Bacalar and a $9,400,000 Azure, and it is worth more than the 180 square feet of interior that separates them.
What Sunny Isles Is, and What It Is Not
What it gives you
- A wide, uncrowded public beach that runs the length of the city
- Bal Harbour Shops a short drive south for the luxury houses and the restaurants around them
- Aventura Mall a short drive west, one of the largest retail centers in the country
- Two international airports inside half an hour, which is unusual for an oceanfront address
- A residential city rather than a nightlife district, with families and long term owners in the towers
- Boating on the Intracoastal immediately behind the island
What it does not
- Walkability of the kind Brickell or South Beach has; this is a car island
- A central business district; the offices are in Aventura, Miami Beach and Brickell
- Metromover, Brightline or any rail connection
- The restaurant density of the Design District or Brickell
- A marina at the building
A buyer who wants to walk to dinner should look at Brickell or South of Fifth and I will show them both. A buyer who wants a quiet oceanfront city, a wide beach, two airports close by and a car brought to the door of the apartment is in the right place, and there is nowhere else in Miami doing that last part. The downside of Sunny Isles is real and it is the drive. Everything else here is upside.
The Comparison Worth Making
WIRE Miami represents buyers across the oceanfront north of Miami Beach, so the comparison does not have to be made from one sales gallery's materials.
St. Regis Residences, Sunny Isles Beach
Two towers on the same island, branded hospitality rather than an automotive marque, with the service model that comes with it.
Rivage Bal Harbour
South of here on the Bal Harbour oceanfront, a smaller and more private building on a shorter beachfront.
Porsche Design Tower
The delivered Dezer building with the same car lift system, a few minutes up the beach. The place to see how the Dezervator works after a decade in service.
